Can foreigners buy property in Oman?
Yes. The Omani government allows foreign nationals to purchase freehold property in designated Integrated Tourism Complexes (ITCs) and other government-approved zones. Full ownership rights are granted.
What is an Integrated Tourism Complex (ITC)?
ITCs are government-approved mixed-use developments where foreigners can own property. Examples include Al Mouj Muscat, Muscat Bay, Hawana Salalah, and others. Properties in these zones come with full title deeds.
Do I get a residency visa if I buy property?
If your property is valued at OMR 500,000 or more, you and your immediate family may qualify for a long-term residency visa tied to your property ownership.
Are there any restrictions on property use?
You can use your property for personal residence, vacation, or rental income. You can also sell the property at any time to another eligible buyer.
What taxes apply when buying property?
Oman has no personal income tax. There is a small registration fee and transfer fee payable on property purchase. Annual municipal taxes may apply depending on the property.
How long does the buying process take?
Typically 4–12 weeks from signing the Sales & Purchase Agreement to receiving your title deed, depending on the developer, property type, and whether it is off-plan or ready.
Do I need to be present in Oman to buy?
Not necessarily. Many purchases can be completed remotely with a Power of Attorney. However, for due diligence and peace of mind, an in-person visit is recommended.
